It makes sense that if you're selling something, selling it looking it's best is going to bring the most amount of money. This is why I spend time on the front end of your listing working with you to bring your home up to its full market potential. The goal is to spend the least money (or no money) for the greatest return. I have vendors who are creative reliable professionals who are as dedicated and as passionate as I am about doing things for people that are of great value. Whether it's a stager, painter, electrician or window washer I have people who can buff your house up and get it ready for sale in ways that I've experienced bring higher sale prices.
I'm pretty big on communication. I feel generally that's the #1 reason why people sometimes have a less than stellar real estate experience, because they're not being told regularly what's being done to sell their house. As a matter of standard practice I will give you weekly hit reports on select web sites your home is listed on and check offs on "my promise to you" list. Your home will be highly visible on the internet where 90% of the buyers shop today. Being a former Cinematographer and having worked in the television industry for more than 20 years, I'm a big believer in the concept that beautiful pictures will bring more buyers to your home. I also gather feedback through my electronic feedback system and report back to you on what buyers are saying about your home. If something can be done to eliminate objections we may please more buyers. The more buyers we generate increases the possibility of overbids putting more money in your pocket.
More than anything, I won't present options or a game plan without data to back it up. Properties sell for certain reasons and without knowing those reasons you won't be able to apply those comparisons to your own property. I preview many homes each week in order to gain knowledge for my sellers about what's selling and what's not. I am a fan of having regular "marketing" meetings with you to stay up to speed on market conditions.
